Shingle roofs shed water by gravity and slope rather than relying on drains, which removes ponding as a failure mode entirely, and a quality architectural shingle roof in Sarasota County typically lasts longer than most flat membrane systems, often 20-25+ years with proper installation and periodic inspection. Not necessarily more often, but differently. Leaks on a flat roof usually trace back to a failed seam, a clogged or undersized drain, or flashing at a penetration, rather than a wind-torn shingle. That means flat roof leaks are often preventable through inspection and drain maintenance in a way pitched-roof storm damage sometimes isn't.
Sometimes, if the existing deck and insulation are sound and dry, but Sarasota County permitting and current code often push toward a full tear-off on re-roofs, especially where wet insulation or multiple existing layers are found.
